Sound Note: The Yarra is a historic home located along Old Route 17 in Roscoe. While all guest rooms feature new windows and thoughtful updates, you may occasionally hear light street noise during the day. The road quiets down in the evenings, and most guests find it peaceful overnight.
Arrival Information
We are typically on site in the afternoons, with extended hours on Saturdays during Supper Club service. On days without bookings, staff may not be on site.
If you’re arriving after hours, you’ll receive a front-door access code and instructions for reaching your room. Please ensure your mobile number is up to date in your guest portal so we can send your arrival details smoothly.
Early check-in is not guaranteed. Please contact us ahead of your arrival if you wish to access the inn earlier than 3 pm so we can confirm availability.
Accessibility & Mobility
- All guest rooms are located on the second floor.
- Access to rooms is via an interior staircase with a banister.
- As this is a historic home, the stairs are steep and narrow.
- No elevator is available.

Rooms & Occupancy
- Each room accommodates the maximum number of adults listed for that room type.
- Queen Rooms are limited to two adults for safety and comfort.
- King Rooms are recommended if sharing a bed with little ones.
- Maximum of 2 adults per room. Children under 8 do not count toward this limit, so a room may hold 2 adults plus a child under 8.
- Children 8 and over count as an adult for the purpose of booking.
- For example: 2 adults + 1 child under 8, or 1 adult + 1 child aged 8 or over.
- The Yarra is an old house, so our rooms and bathrooms are on the smaller, cozier side than what you might find at a modern hotel — part of the charm of a historic home.
- We don’t have televisions in the rooms. The Yarra is meant as a quiet retreat to unwind and disconnect, in keeping with the calm of a historic home — most guests find it a welcome break from screens.
- We do not provide Pack ’n Plays or rollaway beds.
- If bringing your own Pack ’n Play, please book a Ballarat or Bendigo for adequate space.
Light Sleeper? While the inn’s new windows help reduce outside noise, light sleepers may wish to bring their own earplugs for added comfort.
Pets
- Dogs are welcome at The Yarra — please let us know when you book so we can prepare accordingly.
- All dogs must be leashed in public areas of the inn for the comfort and safety of all guests.
- Owners are responsible for any damages caused by their pets.
- Please clean up after your dog on the property and dispose of waste properly.
Food & Beverage
- Light continental breakfast each morning (yogurt, granola, pastries, bagels, egg bites).
- 24/7 coffee & tea in the guest kitchenette.
- On Saturday evenings during Supper Club service, the house comes to life with dinner service. Supper Club typically winds down by 10:30 pm, though guests may hear a gentle hum from the dining room and bar as the evening unfolds. The guest kitchenette is reserved for dinner service and bar setup during this time and is temporarily unavailable to guests.
- Outside food and drink are not permitted in the common areas of the inn.
- Guests are welcome to enjoy food and beverages in their rooms.
Booking & Cancellation
Your reservation confirmation email contains the exact cancellation window, rate terms, and payment details for your stay. Please review it carefully, as those terms govern your booking.
Room and tax are charged according to your selected rate. A valid government-issued ID and matching card are required at check-in. Primary guest must be 21+.
Inclement Weather
Winter Travel Note: Snow and icy conditions are a normal part of winter in the Catskills. If you are not comfortable driving in winter weather, we recommend adjusting your plans in advance.
- Within your cancellation window: your reservation follows the terms shown in your confirmation email.
- Outside the cancellation window due to weather: we provide a credit for a future stay, valid for one year and subject to availability, in place of a refund.
- Exception — official travel bans: if New York State issues an official travel ban or road closures prevent access to Roscoe, a refund will be issued.
Forecasted snow or winter conditions alone do not qualify for a refund outside the cancellation window.
House Rules
- No smoking or vaping anywhere indoors; a cleaning fee applies for violations.
- No open flames (candles, incense, cooking devices).
- Please keep noise low in halls and common areas, especially during quiet hours 10 pm–8 am.
- No daily housekeeping or turndown service during stays.
- Fresh towels are available upon request.
- Damages or excessive cleaning may incur a post-stay charge.
- Please keep exits and stairways clear of luggage at all times.
